Charter of Thomas Rodeland of Sandy, Bedfordshire, 1425, concerning property in Sandy and elsewhere, which he had inherited from his father William. The charter provides for his wife Margaret to hold the property for life, and afterwards for it to be settled on the right heirs of his father William and his mother Sarah.

Translation:
Let those present and future know that I Thomas Rodeland' of Sandeyze have given, granted and by this my present indented charter confirmed to William [Eddw..d'?], Robert Tythynge, otherwise called Robert Miller', of Tamesford' and Margaret, my wife, their heirs and assigns, all the lands and tenements, rents and services with all their appurtenances together with the reversions, which descended to me by right of inheritance after the death of William, my father, in Sandeyze [Sandy], Beston' [Beeston in Northill], Kenewedwyke, Chaluest[er]ne [Chawston in Roxton], Collesden' [Colesden in Roxton] and Wybolton' [Wyboston in Eaton Socon] to have and to hold all the aforesaid lands and tenements, rents and services with all their appurtenances to the aforesaid William, Robert and Margaret, their heirs and assigns, for ever of the chief lords of that fee by the services owed for them and of right accustomed. Under the condition following, that the aforesaid Margaret, my wife, shall have all the aforesaid lands and tenements, rents and services, namely in Sandeyze, Beston', Kenwedwyk', Chaluest[er]ne, Collesden' [and] Wybolton' for the term of the life of the aforesaid Margaret. And after the decease of the aforesaid Margaret, my wife, I will that the aforesaid William [and] Robert shall refeoff the right heirs of the aforesaid William, my father, and of Sarah, my mother, to have and to hold all the aforesaid lands and tenements, rents and services with all their appurtenances to the right heirs of William and Sarah hereditarily for ever of the chief lords of that fee by the services owed for them and of right accustomed. And I the aforesaid Thomas Rodeland' and my heirs shall warrant to the aforesaid William, Robert and Margaret, my wife, the aforesaid lands and tenements, rents and services with all their appurtenances in the form aforesaid against all people.
In testimony of which I have affixed my seal, these being witnesses: John Tayllour' of Sandeyze, Henry Maye of the same, John Lutyon' of the same, John R[..o?]n' of the same, Richard Gibbes of the same, John Bonde of the same, John Pye of the same, John Lawman of the same, and many others.
Given at Sandeyze on the Monday next before the feast of the Purification in the third year of the reign of king Henry the Sixth after the conquest [29 January 1425].
